As well as helping to regenerate existing communities, such as Elephant and Castle in south London, we are involved in significant new developments, such as the delivery of 1200 new homes along the Thames Gateway in Essex.

Our developments embrace sustainable design and energy saving initiatives. We know the current economic climate presents significant challenges. We’re well equipped to face them.Below is a sample of our work as a developer of affordable housing, both for sale and rental markets.

This mixed-tenure development in Stoke Newington was completed in summer 2009, providing 75 residential units for rent, private sale and shared ownership.
The development, which sits on the site of an old timber yard in the Stamford Hill area in Hackney, retains some industrial features as part of its innovative design, including timber-clad walls and an old redundant derrick crane.
The project was completed in partnership with Kier Group and architects BPTW.
At Beaux Arts, Hackney (next to the Burberry factory) we launched an exciting new product called 'rent now buy later' - 'the best value scheme of its type in London', claimed Development Director, Dick Mortimer.
Having been developed solely by Family Mosaic in partnership with Burberry Plc, the scheme provides both affordable rent and shared ownership properties.
Family Mosaic are in partnership with developers, Multiplex, to develop a 43-storey residential tower.
On the top of the tower will be 3 wind turbines which are anticipated to provide electricity to at least the communal areas of the entire block.
The development, offering part-buy part-rent, is due for launch early in 2010 as Esprit Apartments.
The Heathside and Lethbridge estates are two council estates located between Lewisham Road and Blackheath Hill currently consisting of 565 homes.
Family Mosaic has been working with Lewisham Council, PRP Architects, residents and local community groups on the regeneration of the Heathside and Lethbridge estates since 2006. Once completed this project aims to provide around 1200 new homes including 446 affordable rented and a mix of homes for sale or shared ownership.
Family Mosaic’s scheme in East London, was recognised for its 'sustainability', 'design of public space' and 'integration of car parking' as architects Allford Hall Monaghan Morris (AHMM) won the 'Building for Life' Award in November 2008. it has also won the following awards
The scheme of 147 mixed tenure apartments is located near Regent's Park Canal on the edge of the City and provides one, two, three and four-bed accommodation for both the private and affordable market.
Family Mosaic signed the regeneration deal with Barnet Council and Barrett Homes in September 2008 and, following a further injection of funding from the Homes and Communities Agency in autumn 2009, the development of 98 flats for shared ownership, private sale and rented accommodation will continue.
This project forms part of a wider regeneration of the area to develop 937 high quality homes, reflecting the housing needs of local people as well as creating a new, sustainable neighbourhood.
The six-storey block of 16 flats at Globe Court, N4, provided 14 general needs units plus 2 low cost ownership flats.
The site on Tollington Road, N4 - once the home of The Globe pub - had been boarded up for three years prior to its purchase by Family Mosaic. It had also been squatted and was the subject of several police raids.
Globe Court is a fantastic example of how well Family Mosaic work with Islington Council and our development partners to provide high quality, affordable accommodation. This previously derelict site, a target for vandals and drug users, is now an attractive place to live.
Imagine building new homes for tenants with no boilers or a heating system. They don’t sound very attractive. However, we did just that at Gallon Close, in Charlton when we developed seven large 4-bedroom homes for families to rent.
On the derelict site, Family Mosaic, Osborne Homes and BPTW worked together to develop an environmentally sensitive development, utilising sustainable methods of providing hot water, heat and light.

We are committed to making sure, where possible, that all our new homes will reduce carbon emissions and ultimately help save the planet! These homes meet Sustainable Code 5, which is almost the highest code achievable when developing sustainable homes. This type of build means we can also keep the service charges down.
Located adjacent to fashionable Chelsea Harbour and near the King's Road and Sloane Square, Imperial Wharf is set in its own riverside park on one of the most sought after stretches of the River Thames
Part of a S106 regeneration by developer Quintain. The contractor is Sisk.
This scheme comprises of different phases. First Phase referred to as W01 which is a joint venture between the developer, Quintain, Family Mosaic and Genesis Housing The second phase will see built 72 units to Family Mosaic, 35 of which will be rented, 18 non key worker sale and 19 key worker sale.
The scheme will be developed to include ENVAC, an automated waste collection system (please see www.envac.net for details).
This development site adjoins the Grand Union Canal and comprises 34 apartments for shared ownership and general needs by Family Mosaic, as well as 74 private apartments.
Mount Anvil, the developer, completed ahead of programme in November 2008.
