Who fixes what?

Family Mosaic is responsible for structural repairs (e.g. drains, roof, chimneys, foundations, walls, etc), repairs to fittings and supply systems (e.g. showers, toilets, electrical wiring, gas and water pipes), kichens and bathrooms and repairs to shared areas (e.g. lifts, rubbish chutes, external decoration, fire alarms and entry phones).

You are responsible for certain repairs, including:

  • internal decoration
  • maintaining improvements you have made
  • damage caused by you or someone living with or visiting you
  • minor repairs and replacements (e.g. changing light bulbs, plugs, fuses and batteries for smoke alarms)
  • broken glazing (except where you can give us a crime reference number or it is caused by suspected harassment or you can show it was not caused by you)
  • pest control (except where they cause a statutory nuisance, e.g. rats and cockroaches)
