Tips and advice

There are small things that we could all be doing to prevent common problems leading to major repairs.

Sinks and drains

Sink at Dells Close

  • Don't pour cooking oil or fat down the drain.
  • Dispose of nappies, plastic bags, sanitary products correctly - not down the toilet.
  • Use a plunger if you suspect a blockage or thin wire to dislodge the obstruction.
  • The 'U' bend underneath your sink is the best place to check for a blockage. This can be easily unscrewed - remember to put a bucket underneath. 

 

Frozen or burst  pipes

 

  • Check for dripping taps and overflows.
  • If the pipes freeze turn off the water mains at the stopclock. Then turn on the affected taps very slowly so that the pressure doesn't build up as it thaws.
  • Don't pour boiling hot water onto the pipes but apply gentle heat if you can with a hairdryer or wrap a hot cloth around the affected pipes.
  • If your pipes have burst as a result of freezing or for any other reason, turn off all stopclocks immediately and try to catch some of the water with containers - report this immediately.

 

Door/windows locks and hinges

 

  • Oil all locks and hinges occasionally to keep moving parts working smoothly and prevent stresses and squeaks.
  • Use WD40 or another lubricant spray.
  • Tighten screws in your locks or hinges that may occasionally work loose.
  • For small cracks or general wear and tear of the frames, you could use wood filler.

 

Communal areas

  • If you are paying a service charge, we will make sure that the communal areas are kept clean - but you'll need to let us know if there are any problems.
  • You must keep the communal areas in your building clear at all times - don't leave bikes, pushchairs, prams, rubbish bags or anything else in the corridors or hallways.
  • This is not only to keep the place looking tidy and well kept but also in case of an emergency and allowing access for people to leave the building.
