In 2013, new legislation was introduced that made subletting social housing properties without permission a criminal offence.

Currently, the need to enforce the new legislation is greater than ever with waiting lists for affordable housing already overstretched.

In financial terms, it has been estimated that tenancy fraud costs local government and Housing Associations almost £1 billion a year.

What is tenancy fraud?

Tenancy fraud is committed when:

  • Tenants illegally sublet their Family Mosaic home to someone else without permission
    Illegal occupants are often charged high rents by the actual tenancy holders who make money from a property they don’t need.
  • Tenants don’t use their Family Mosaic home as their main and principal home
    The tenancy holder often lives elsewhere, leaves the property empty or lets other people live in it.
  • Fraudulent applications are made to succeed to a tenancy
    This is where someone tries to succeed to a tenancy after a close relative dies by pretending they have been resident in the property for the previous 12 months or longer.

How does it affect all of us?

  • Families on waiting lists have to wait longer for affordable housing
  • Unlawful occupants live in poor housing conditions
  • Crime and anti social behaviour often increase

Ending your tenancy

If you’re a Family Mosaic tenant who has moved out of your property and now renting it out, you are illegally subletting your home. This is tenancy fraud, a breach of your tenancy agreement and against the law.

What to do if you suspect tenancy fraud

If you suspect that a Family Mosaic property is being sublet illegally, you could earn £50 for providing us with information that leads to the successful recovery of a property.
