Every year we carry out improvements or planned maintenance to your home.

There are a number of different types of planned works that we carry out.

Gas servicing

Over 15,000 of our homes have gas appliances. We have to service them every year.

As well as keeping you, your family and your neighbours safe, a serviced boiler will save you money on your gas bills.

There is no charge for this service.

When your next gas check is due, you’ll hear from our gas contractors: please make sure you keep this appointment.

Very occasionally, people refuse to let us service their gas appliances: we then have to take them to court. We’ve even had to evict people because of this.

We don’t like to do this, but a faulty gas appliance could be a death sentence.

Planned investment work

Planned investment work can cover improvements to your home, both internally and externally.

Each year we undertake stock condition surveys to our properties to determine what works need to be included in our programmes for renewal of elements such as:

  • Communal area decoration
  • Window and roof renewal
  • Kitchen & Bathroom
  • Heating and electrical system upgrades

Lifts and other communal systems

We have to maintain over 120 lifts in our estates, as well as numerous security and fire systems.

We try to keep any disruption caused by this maintenance to a minimum, but we have to make sure that these systems are serviced regularly.

Aids and adaptations

We can pur minor aids and adaptations in place to help you live independently in your home.

We’re fully committed to meeting the needs of our tenants who might have special requirements or disabilities. This might mean installing hand rails, ramps or lever taps. We will need to assess your needs first, and then work out how to best meet these needs.

Major works may require more specialist assessment and funding.

We carry out asbestos surveys on a regular basis on all properties which are likely to contain asbestos.

Our staff are trained in asbestos awareness and are able to identify potential hazards. If we spot something, we’ll make sure that we involve a specialist asbestos surveying company.
