Repairs and maintenance contracts awarded

Mears, Morrison and Enterprise chosen for Repairs, Cyclical Maintenance and Home Improvement/Decent Homes investment works

Following a very intense competitive dialogue procurement process in which residents played a major role, we are pleased to announce the appointment of the contractors that will be responsible for the delivery of its repairs, maintenance and investment works to our London housing stock covering 18,000 homes across 25 London Boroughs.

The award comprises the appointment of three different organisations to the three separately tendered lots, all of which are due to start on 2nd August 2010:

Mears Limited Morrison Facilities Services Ltd Enterprise Managed Services Ltd
10 year contract with option to extend up to 12 further years 10 year contract with option to extend up to 12 further years 4 year contract 
Repairs and Maintenance Services to deliver and manage services including voids, gas & other M&E servicing and replacements, pest control, tree management, asbestos management and surveying services. Mears will also assume responsibility for a 24/7 customer contact centre facility for all three contracts. Cyclical maintenance works consisting of external redecoration and internal redecoration of communal areas. Works to include electrical and fire proofing works, window and roof repairs or replacement. Home Improvements and Decent Homes investment works including renewals and or replacement of kitchens, bathrooms, gas appliances, electrical installations, windows; replacements or repairs to building fabric or shell elements including roofs.

The contractors have also embraced the common livery and culture branding of ‘Family Mosaic’ to ensure that we deliver a seamless service to our residents.These new contracts form a key part of Family Mosaic’s strategic objectives in delivering continuous improvement in the quality and delivery of works and services that will ensure best value for our residents and excellence in customer satisfaction.

The contracts will be based upon full partnering principles with an overarching ‘Strategic Alliance Agreement’ that will provide for collaborative working across the three contracts. This structure will allow for the development of common suppliers and specialist sub-contractors in which we will maximise our buying potential and generation of common quality and work standards.
