If you are a first time buyer looking to get your foot on the property ladder, we can help.

We have new homes available for sale in several London boroughs. You can buy a share in a Family Mosaic home and pay subsidised rent on the part you don’t own. You may, then, opt to buy more of your home in the future.

We prioritise people who will give up a council or housing association tenancy if they buy a home, or key workers who meet the Government’s eligibility rules.

Shared Ownership

Shared Ownership makes it possible to buy a property which otherwise would not have been affordable. It is a part buy/part rent scheme, where you buy a share in the property, initially from 30% to 75%, and pay rent on the share you don’t own.

It is designed as a stepping stone for first time buyers to completely owning your own home, allowing you to buy further shares in your property (which is called Staircasing) when you can afford to.

Shared Ownership Eligibility

Eligibility will vary depending on which development you are looking at purchasing, the property size and whether there are any criteria imposed by the local authority. Open Market Sale

New build properties that are being sold on the open market. There are no eligibility restrictions on who can buy.


A resale property is a home that the current owner bought through Shared Ownership and now wishes to sell on. The principle is the same as buying a new build through Shared Ownership but you must purchase at least the share that the seller currently owns. Read more in our Complete Guide to Resales.
