We recently acquired two adjacent sites from the NHS in Waltham Forest (Stonelea and Thornebury). We purchased these sites in December 2014 with outline planning permission for 58 units and 14% affordable housing provision, however we anticipated that we would be able to increase the number of homes to be delivered.
Following our detailed planning application we were granted unanimous committee approval last year for a scheme consisting of 79 units and an increased affordable housing provision of 30% which is now being built by Keepmoat.
We are now immensely pleased to announce that through continued liaison with the London Borough of Waltham Forest’s Development & Investment team, we will be delivering this scheme as 100% affordable housing.
This follows agreement with the Council to provide £3.265m of Local Authority Affordable Housing Grant from its retained Right to Buy receipts, to Family Mosaic, money which would otherwise have to be paid back to Central Government. The Council are really pleased they have utilised the grant available and that more affordable homes will be delivered in the borough.
We will be delivering a mix of 1, 2, 3 & 4 bedroom flats and houses, 36 of which will be let at social rent levels and the remaining 43 as shared ownership properties.
Not only is this a fantastic outcome for everyone involved, it also sticks to the heart of what we seek to do as an organisation; providing genuinely affordable homes for those in housing need.
